Dumpster for an estate cleanout
Emptying a home that someone lived in for decades usually takes the 30 yard: $650 delivered, about 9 pickup loads of room, 3 tons of disposal and 7 days included, with more days at $30 each when the sorting takes longer than the lifting. A smaller house that was already thinned out fits a 20. Call (407) 860-8640 and say what you are facing.

Which size for an estate?
An estate cleanout is a whole-house cleanout plus everything a long life accumulates in the closets, the attic, the garage and the shed. The difference is not the furniture, which is about the same as any house, but the volume of boxes, papers, clothing, linens, tools, holiday decorations and the things that were kept because they might be useful one day. That extra layer is what moves the job from the 20 yard to the 30 yard. Sixteen feet long and 6 feet tall, it holds about 9 pickup loads, and on most estates it is filled once. When the family has already been through the house and taken what they want, and the rooms are down to furniture and the basics, the 20 yard at $495 is enough. A large house with a full garage, a workshop and outbuildings is a 40.
| House | Pickup loads | Size | Included | Price |
|---|---|---|---|---|
| Already sorted; furniture and basics remain | About 6 | 20 yard | 2 tons | $495 |
| Full house, closets, attic, a normal garage | About 9 | 30 yard | 3 tons | $650 |
| Large house, workshop, shed, decades of storage | About 12 | 40 yard | 4 tons | $800 |
| More than one box will hold | Two loads | 30 yard plus a swap | 3 tons each | $1,300 |
What to set aside before the box arrives
The dumpster is the last step, not the first, and the days before it arrives are where the job is won. A short list, in order.
- Documents: the will, deeds, titles, insurance, tax returns, bank and account statements, and anything with a name and an account number on it. A banker's box or two, set aside on day one, before anyone starts filling bags
- Medications and anything medical: not landfill items and not for the dumpster; keep them separate
- What the family is keeping, what is going to be sold and what is going to be donated. Three rooms or three corners of the garage, labelled, so nobody has to ask twice
- The appliances: the refrigerator, washer, dryer, range and water heater cannot go in a roll-off. Javi's appliance removal takes them out of the house separately, and that can happen the same day the box is delivered
- Paint, chemicals, gasoline for the mower, propane, pesticides and old cleaning products: refused at the landfill. The county's household hazardous waste program takes them; check its site for days and locations
- Everything else goes in the box, and once the four lists above are out of the house, that decision gets easy
What does an estate cleanout weigh?
Furniture, mattresses, clothing, linens and boxes are light for their size; a full 30 yard of them is usually 1.5 to 2.5 tons, inside the 3 tons allowance. The heavy things in an estate are specific and worth knowing about in advance. Books and paper run about 40 pounds per cubic foot, so a study with floor-to-ceiling shelves can be a ton by itself. A workshop's cast-iron tools, a piano, a safe, a sewing machine table, cases of canned goods and jars in the garage all add up. Anything from the yard, such as pavers, bags of concrete mix, a broken birdbath or a stack of roof tiles behind the shed, is heavy debris and belongs in a 10 yard of its own, not the 30, where it would carry a $150 handling charge and eat the allowance. Weight over the allowance is $83 per ton from the landfill scale ticket, and nobody estimates it by eye. The weight guide has the material-by-material numbers.
What does an estate cleanout dumpster cost, all in?
$650 covers delivery, pickup, 3 tons and 7 days. On an estate the line that most often moves is time, because families sort while they clear, and the rental is priced so that a slower pace is affordable: $30 a day past the first week, up to 30 days total. Nothing is paid on this website; We keep a card on file for every rental and email your invoice — pay by debit or credit card. We don't take cash or checks.
| Scenario | Box | Extras | All in |
|---|---|---|---|
| House cleared in a week | 30 yard, $650 | None | $650 |
| Family sorting over ten days | 30 yard, $650 | 3 extra days at $30 | $740 |
| Sorting over three weekends | 30 yard, $650 | 14 extra days at $30 | $1,070 |
| A library and a workshop pushed the load a ton over | 30 yard, $650 | 1 ton at $83 | $733 |
| House already thinned out | 20 yard, $495 | None | $495 |
How long should we plan for?
A crew of family members clears a three-bedroom estate into a 30 yard in three or four days once the sorting is done, and that is the honest way to plan it: sort first, over as many weekends as it takes with no dumpster on the driveway, then order the box for the days you will actually be carrying things out. If sorting and clearing have to happen together, order the box, keep it the 7 days, and extend at $30 a day; two extra weeks is $420, which is still less than a second delivery would have been if the box had gone away half-full. A request in by 2pm is usually delivered the same day in the core area, and the pickup truck comes in the 7-day window after you call.
When nobody in the family lives nearby, or the lifting is more than the people available can do, Javi's junk removal crew empties the house by the job: they carry everything out, load it and leave the rooms swept. The dumpster vs junk removal comparison puts the two side by side without pretending one is always cheaper.
Placement and ordering
The driveway, close to the front door or the garage door. A 30 yard is the same 16-foot footprint as the 20, a foot taller, and needs the same straight approach of about 34 feet for the truck and 22 feet of overhead clearance to tilt it off; a mature oak over the driveway is the thing to check. Load the heavy pieces first, spread flat, and keep everything below the marked fill line, because a load above it is $150 and can be refused. To order, call (407) 860-8640 or use the quote form; a sentence about the house and how long the family needs is enough for Javi to set the size and the days. Every fee is on the pricing page, and the whole-house cleanout page covers the same job when the house is simply being emptied for a sale or a move.
Questions people ask
What size dumpster for an estate cleanout?
Usually the 30 yard, $650 with 3 tons included: a whole house plus the closets, attic and garage that a long life fills. A house the family has already sorted fits a 20.
How long can we keep the dumpster while we sort?
7 days are included and every day after is $30, up to 30 days. Sorting before the box arrives is the cheaper plan, but a slow clear-out is priced to be affordable.
Can the appliances go in the dumpster?
No. Refrigerators, washers, dryers, ranges and water heaters are not permitted in a roll-off. Javi's appliance removal takes them out of the house separately.
Is an estate cleanout too heavy for the allowance?
Rarely. Household contents in a full 30 yard weigh 1.5 to 2.5 tons against 3 tons. A large book collection, a workshop or yard concrete are the things that push it over at $83 per ton.
What if we cannot do the lifting ourselves?
Javi's junk removal crew empties the house by the job, carrying everything out. It costs more than a dumpster you load yourself and less than your weekends.
